Green algae, red algae, black mould, and lichen colonise the textured surface of K-Rend, Weber, Parex, Wetherby, and traditional sand-and-cement renders far faster than smooth substrates because the rough texture traps moisture and provides a perfect anchor for biological root structures. The wrong cleaning approach makes things worse. Pressure washing blasts the visible contamination off the surface but drives water into the render matrix, damages the surface texture, and leaves biological root structures intact beneath the surface. We carry two primary render cleaning products from the Benz professional soft wash range, each designed for a different situation. The choice depends on the severity of contamination, the urgency of the result, and the client's preference.


Benz Lightning Cleanze — Fast-Acting Results Active ingredient: Sodium Hypochlorite (10% concentrate). Diluted at ratios from 10:1 (light contamination) to 5:1 (heavy black algae and lichen). Applied via low-pressure spray at 1-2 LPM through a Benz 10-tip nozzle, or by soft-bristle brush for precision work around windows and trims.


Dwell time: 15-60 minutes depending on contamination severity. The product is activated on contact, rapidly breaking down biological material. The surface is rinsed with clean water before the product dries.


Results: 80-95% visible improvement on the day of treatment. Very heavy black staining may initially turn light brown and fade over the following days. Heavy red algae staining turns pink/orange and clears within hours to a few days.


Lightning Cleanze is the right choice when the client needs immediate visual transformation — pre-sale preparation, lease inspections, or heavily neglected facades where the contamination has been building for years.


Benz Bio Cleanze — Long-Term Prevention Active ingredient: DDAC (Didecyl Dimethyl Ammonium Chloride) at 50% concentrate. Diluted at ratios from 40:1 (light maintenance) to 25:1 (heavy biological contamination). Applied via spray at 1-10 LPM or brush application.


Dwell time: Minimum 20 minutes wet contact on heavily soiled surfaces. Bio Cleanze is a "spray and leave" treatment — it does not require rinsing.


Results: Green and light red staining shows dramatic improvement within 24 hours to 14 days. Darker, more established staining clears progressively over 2-12 months. The biocidal treatment continues to work at root level for up to 12 months, inhibiting regrowth and providing ongoing natural cleaning long after the treatment visit.


Bio Cleanze is the right choice for ongoing maintenance contracts where the goal is long-term prevention rather than same-day transformation. It is non-chlorine based, making it suitable for environmentally sensitive sites and properties where the characteristic "swimming pool smell" of Lightning Cleanze would be unwelcome.


Combined Treatment Protocol For severely neglected render with years of established black algae and lichen, we deploy both products in sequence. Lightning Cleanze is applied first for immediate heavy-lifting — breaking down the bulk of the contamination. After rinsing, Bio Cleanze is applied as a maintenance coat to provide ongoing biocidal prevention for the following 6-12 months. This combined approach delivers the best of both: immediate visual transformation plus long-term regrowth inhibition.

We do not pressure wash render. Commercial pressure washing equipment typically operates at 2,000-4,000 PSI.
