A commercial hard surface is not a big patio

What collects on a trading site is different from what collects on a garden. Diesel drips under the delivery bay, hydraulic oil where the forklift turns, tyre rubber across the aisles, gum on the walkway, and general grime everywhere a vehicle has been. It needs pre-treatment, not just pressure.

Where the water goes matters

On a domestic driveway, run-off is a puddle. On a contaminated commercial yard it is a liability. Oily or chemically contaminated wash water entering a surface water drain can be a pollution offence, and it lands on the site operator, not just the contractor.

So on hydrocarbon-contaminated areas we contain and control the run-off, keep it away from surface water gullies, and dispose of what needs disposing of. We are an Environment Agency registered waste carrier, CBDL622625. If your site has an interceptor, we will work with it and tell you if it looks like it needs emptying.

What a clean includes

• Full surface clean with an industrial rotary cleaner, which contains the spray rather than throwing it across your site
• Pre-treatment and degreasing where oil or hydrocarbon staining is present
• Edges, kerb lines, channels and gullies cut in by hand
• Debris cleared and removed, not washed into your drains
• A note of anything we find — sinking blocks, failed tarmac, standing water, blocked gullies

Line markings — read this before you book

Pressure washing lifts paint and thermoplastic. Bay markings, hatching, disabled bays, directional arrows and numbering will fade and may come off entirely, particularly where they are already worn. We work at reduced pressure over markings wherever we can, but we cannot guarantee they will survive and we will not pretend otherwise.

If your markings matter, plan to have them refreshed afterwards. Most sites find a clean and a re-mark together is the right move anyway, and the clean is what makes the new paint stick.

Working hours

Most commercial sites cannot lose their parking during trading hours. Work is done early, late, or at the weekend, in sections, so your site stays operational. Tell us your quiet window and we will work to it.

What this service does not include

No protective sealing on this page. Sealing a commercial hard surface is a separate job with its own preparation, drying window and product, and it cannot be bolted onto a wash.

No line marking, no tarmac or concrete repair, no gully or interceptor emptying, and no internal warehouse floor cleaning — that needs a scrubber-drier rather than a pressure washer.
